The Workplace Outlook in August 2020

The original post also considered how companies might change their office strategies during the pandemic. It cited Pinterest’s announcement that it would terminate a 490,000-square-foot San Francisco lease in exchange for a one-time payment of $89.5 million.

At the time, John viewed that decision as a possible indication of a longer-term change in workplace strategy and expected other companies to reconsider large, single-tenant office commitments.

Workplace Models Discussed at the Time

  • Remote work: employees continuing to work from home for some or all of their schedules.
  • Hub-and-spoke offices: a central headquarters supported by smaller satellite offices closer to employees’ homes.
  • Shorter lease commitments: companies seeking flexibility to adjust their space needs.
  • Flexible space: arrangements intended to accommodate changing attendance and workplace requirements.

The original outlook anticipated opportunities for multiple businesses to occupy space previously leased to one company, discounted opportunities in central business districts, and potentially greater demand for suburban offices.

Those statements were forward-looking opinions expressed in August 2020. They are preserved here as historical commentary rather than presented as current forecasts or confirmed outcomes.

Using Sales Comps to Evaluate Your Property

May and June illustrate how total transaction volume and average price per square foot can move differently. Large individual sales and changes in the mix of properties sold can substantially affect monthly comparisons.

Relevant comparisons account for location, building size and condition, land area, occupancy, lease terms, and the circumstances of each sale. A countywide average should not be applied directly to an individual office or medical office property.
